Does Cube Co-Working Fall Under a Managed Office or a Serviced Office?

Whenever we search for an office, we frequently hear the terms “Managed Office” and “Serviced Office.” Although both terms are sometimes used synonymously, they can have different meanings depending on the situation.

Are you confused between them? What category does Cube Co-Working fall under—managed or serviced offices? Let’s see what are the differences!

Serviced Offices

  • A serviced office is a fully furnished and equipped office space that a third-party provider manages.
  • These offices are ready to use, and tenants can move in and start working immediately without having to worry about setting up infrastructure.
  • It comes with a variety of services included, such as reception services, IT support, utilities, cleaning, and sometimes even shared facilities like meeting rooms and pantry areas.
  • The leasing terms are often flexible. Allowing businesses to rent space for short-term periods, making it suitable for startups, and SMEs.

Managed Offices

  • Managed offices can refer to a broader concept where a third-party provider takes care of various aspects of office management. However, it may not always imply a fully furnished and equipped office space.
  • Businesses may lease a space, and the management company could handle certain services such as reception, security, cleaning, and maintenance.
  • Managed offices might not include fully furnished workspaces, and tenants may have to handle aspects like setting up IT infrastructure and providing office furniture.
  • The term “managed office” is sometimes used in the context of businesses outsourcing the management of their own office space to a third party.

Is Cube Co-Working fall under a managed office or a services office?

Generally, co-working spaces are typically considered serviced offices because they provide fully furnished and equipped workspaces. They often includes a range of services such as reception services, high-speed internet, utilities, meeting room access, and sometimes even amenities like pantry facilities. Moreover, the leasing terms for coworking spaces are usually flexible, allowing individuals or businesses to rent desks or private offices for short-term periods.

On the other hand, coworking spaces can also be seen as managed offices in the sense that the coworking provider manages certain aspects of the office environment. For example, maintenance, cleaning, and security. Some coworking spaces may offer additional management services beyond the physical workspace. Such as community-building activities, networking events, and educational programs.

Cube Co-Working events

In conclusion, coworking spaces often combine the elements of both serviced and managed offices. They provide ready-to-use workspaces with various services included. Additionally, the management of the shared space and community aspects may also categorize them as managed offices.

Messrs Vennila Anisa & Associates – Lawfully Assisting

When it comes to legal matters, many of us feel unsure and maybe even afraid. There is so much use of vague terms and large words, that it is all quite confusing. So many here in Malaysia are not even sure on what matters can be solved with the help of a lawyer.

In this month’s Customer Story, we wanted to feature another of our Co-working member, Ms. Sitti Anisa Binti Abdul Razak. She is the proud partner and lawyer at Messrs Vennila Anisa & Associates.

Cube Self Storage - Messrs Vennila Anisa & Associates

She makes her passion clear as she explains her start within this industry; “I am currently pursuing my Master of Commercial Law (MCL) at University of Malaya. Prior to that, I had earned a Bachelor of Law with Honours from the International Islamic University Malaysia (IIUM) and became an Advocate and Solicitor in the High Court of Malaya on 4th of July 2014.”

“I have gained extensive experience in legal services such as; various conveyancing transactions for both individuals and companies, handling & drafting loan documentation for various banks and financial institutions, handling Bankruptcy, Debt Recovery, Family and Estate Matters, drafting, corporate & commercial legal papers, and offering legal advice and solutions. I am also adept in the Distribution Act, Small Estate Distribution Act, National Land Code, Companies Act, and Anti Money Laundering Act.”

“Ms Sitti Anisa continues, “Before setting up my own branch, I worked as a legal assistant at Messrs. Lee & Chong, then I had the chance to work with Messrs. Amy Chen & Partners as legal assistant in 2015. After careful consideration and courage, I decided to take the opportunity to join a partnership with Ms. Vennila and set up my own branch, Messrs. Vennila Anisa & Associates, law firm in Petaling Jaya.”

How Messrs Vennila Anisa & Associates Came to Be.

“Messrs Vennila Anisa & Associates was originally established in Puchong, Selangor under the name of Messrs Gerald Wong & Co in February 1996 by Mr. Gerald Wong Chek Fah, he sadly passed on in 2003. Since then, Ms. Vennila A/P Muniandy took over the firm and changed its name subsequently to Vennila & Partners in 2005. Due to expansion and addition of myself as a new partner, the firm is now known as Vennila Anisa & Associates effective from 20th January 2023.”

After hearing the law firm’s backstory, it was clear that they had many years of experience, we wanted to get to know a little more about the services that Ms. Sitti Anisa and the law firm provided. This is what she had to say;

“We specialize in corporate, commercial, property law, general litigation, various conveyancing transaction, and many other areas. The law firm has a team of highly qualified and experienced lawyers who provide legal advice and representation to clients across various industries and sectors. Our mission is to deliver high-quality, cost-effective, and innovative legal solutions that meet the needs and expectations of our clients. The firm’s vision is to be a trusted and respected partner for its clients in their business endeavors. Our values are integrity, excellence, professionalism, teamwork, and client satisfaction.”

With having a lawyer in the community, we were interested to know more about the experiences Ms Sitti Anisa had and what her most significant accomplishments were. However, she was completely professional and only mentioned this; “We managed to settle a case that has been overdue for 20 years. There have been many more but its PNC as it involves customer’s private information”

We even tried using different approaches like asking her about the biggest challenges she faced. However, it was clear to see, Ms. Sitti Anisa is very good at her job and very considerate in her answers, as a lawyer should be!

“The biggest challenge we have ever faced at work was when we had to lead a project with a tight deadline and a limited budget. We had to coordinate with different stakeholders, manage the expectations of the client, and ensure the quality of the deliverables. To cope with the challenges, we communicated clearly and frequently with everyone involved, prioritized the most important and urgent tasks. We delegated the rest to our team members according to their skills and availability, and maintained a positive attitude and a growth mindset.”

Why Cube Co-Working?

“We are a small team of lawyers who needed a flexible and affordable co-working space to attend to our working needs. We chose Cube because of its convenient location, modern facilities, and friendly staff. Cube coworking space allows us to work in a professional and creative environment with other like-minded people. We have benefitted from networking and collaboration opportunities, as well as access to shared and private spaces, flexible and cost-effective solutions, and enhanced productivity. Cube Co-Working also brings structure to our day, as we can have a clear separation between work and home, and enjoy a variety of wellness and work-life balance activities.”

She continues “So far, we are delighted with Cube’s services. They provide us with everything we need to work efficiently and comfortably. For example high-speed internet, ergonomic furniture, meeting rooms, stationeries, and more. We also enjoy networking with other professionals and entrepreneurs who share the same space. Cube has helped us improve our productivity and creativity. We would highly recommend it to anyone looking for a co-working solution.”

So, what’s next for Ms. Sitti Anisa and the firm? With such driven people at the helm of things, we wanted to know what was in store for the business. We also wanted to understand how a law firm grows besides just gaining more clients.
Ms Sitti Anisa answered saying; “We are looking to expand the firm and engage corporate clients, government agencies, and corporations. We are also looking into panel ship with banking institutions.”

There certainly are great things ahead for the amazing people at Vennila Anisa & Associates. We can’t wait to see how they grow and thrive within our co-working environment.”

ARTIFICIAN – The Creative Production Agency which Tells the Story through Images & Videos

In a world where appearances play such a big role in driving business, pictures and images tell a bigger story than words would.

This month, Cube Co-Working would like to feature one of our newest additions. ARTIFICIAN is a creative production agency which helps business tell their story through pictures, videos and illustrations. Established in 2014 by Joe Lee, ARTIFICIAN have diligently worked their way up in the creative space to work with numerous brands ranging from Pho Viet to Adidas here in Malaysia.

(Joe Lee founder of Artifician with Malaysia’s beloved Dato Siti Nurhaliza)

We asked Joe the motivation for him in establishing ARTIFICIAN, “My main motivation for establishing this company is because of the passion about creatives and capturing memories for people to enjoy. From that driving force was born ARTIFICIAN Sdn Bhd my creative production house specialising in video production, photography, animation and design” he explained.

The idea and motivation seem quite simple and straightforward. So, we then asked him how he drove his business to a point where he now works with world renowned brands? “For today’s world, what we do is a very common type of service. We see videos and photos every day. But what sets us apart, is our flexibility in terms of production and service with our client’s interest in heart in mind.”

(Joe shooting a corporate portrait session with his clients)

Building a business is definitely not a walk in the park, there are trails and challenges that different businesses face in their respective industries. We asked Joe about some of the challenges ARTIFICIAN has faced and how he has overcome these challenges. “The biggest challenge is always the competition. There will always be some competition offering lower prices and some clients seem to value price over quality. We have to constantly educate our clients that we may not be the lowest in price but we are not in competition with the lower offerings. Hire for who we are and the quality of our work will reflect that.” Joe confidently explained.

(Joe’s team setting up for a video shoot on their client’s new products)

It is clear that Joe and ARTIFICIAN are no strangers to competition, Joe proudly tells us about their moments in the spotlight where ARTIFICIAN participated in an international comedy film competition. Joe who has always been inspired by Stephen Chow’s work; wrote, directed, edited and submitted the film. “Participating countries consisted of Taiwan, Macau, Hong Kong, Singapore, Malaysia, China. We wanted to see how our work stood against international players and of course, the cash prize was definitely a motivation to win. With the long hours of work put in, ARTIFICIAN won first place in the competition!” Joe proudly tells us.

Why choose Cube Co-Working?

We asked Joe, what was the driving factor of choosing Cube Co Working as a work solution to his growing business? Joe tells us “We were planning for a place to rent for studio usage. But once we found out the renovation costs and durations, we deserted the idea. Then we found out Cube’s services. It solves our costs issue, renovation period, and we can start immediately.  I needed working desks, air-conditioning, a good amount of space, a multiuse space for shooting, and on top of all, a very secure environment as I have expensive equipment around. So far, my experience with Cube has been satisfactory. I feel secure.

(Joe’s team at work in Cube’s natural light filled multiuse room)

Co-working, a breath of fresh air in the new “working from home” era

Traditional office working may be a thing of the past, as working from home seems to be an intuitive choice during the height of the pandemic. However, as the office doors start to open again, should you keep working from home, or maybe you’re considering a co-working space as an alternative?

What is co-working?

In the simplest sense, co-working represents a shared place where workers from different companies come to work, meet and devote themselves to their business endeavors. Coworking space is defined by shared tools, services and facilities.

Before the pandemic, the main targets for a co-working model were often remote workers, travellers, digital nomads, independent scientists and independent contractors. However,  in the past few years, the demand for co-working has increased significantly across the globe.

The benefits of co-working space

Networking opportunity. One of the most noticeable perks of working in a shared space is the opportunity to expand your professional network. Specifically, you would unlock the potential to build strong relationships with like-minded individuals, maintain new connections and facilitate future collaborations.

Increased creativity and productivity. When you’re working from home, the surroundings can play a significant part in occupying your focus and interrupting  workflow, for example, kids, household chores, noisy neighbours, etc. In contrast, when you’re in an environment where everyone is 100% paying attention to their work, it’s very difficult to delay tasks, slack off or procrastinate.

Decreased sense of loneliness and isolation. It is scientifically proven that humans have a biological drive to belong. People seek out social contact not solely because of the life functions it can fulfil, but also because it is inherently rewarding. Human interaction does not only help people to cope with the stress and major changes in life, but also in knowing that one is valued by others, it helps one to forget the negative aspects of life, and think more positively about one’s environment.

Better physical health. Berkman and Syme (1979) found that the mortality rate among men and women with the fewest social ties was more than doubled compared to adults with the most social ties, irregardless of their health behaviours, socioeconomic status and other variables that might influence the risk of death. Additionally, in a 2010 report published by The Journal of Health and Social Behaviour, low quantity or quality of social ties is linked to a host of health conditions such as cancer, autoimmune disorders, high blood pressure, repeat heart attacks, slowed wound healing and the development and worsening of cardiovascular disease.

Greater flexibility. Most co-working spaces allow short-term leases and flexible pay-as-you-go terms, which is beneficial in terms of cost-saving for startups, freelancers or new companies that just entered the market. Furthermore, by sharing the internet, infrastructure and facilities, etc. with other enterprises, co-working is also a very cost-efficient choice.

Evidently, co-working is a great choice when it comes to cost-saving and the well-being of the employees.

They Come Back – EVENTually. The Story of Storm Maker Event Production

After 2 years of turbulence caused by Covid, Malaysia’s social and economic conditions finally show signs of stability. The easing of communal restrictions and opening of borders has allowed SMEs to breathe a sigh of relief and start rebuilding their businesses. One of the hardest hit industries was event management, as they were the first to be impacted and the last to be allowed to operate again. However, with concerts, graduations and weddings now back in full force, these businesses are well on the road to recovery.

Our latest Co-working and Storage customer, Storm Maker Events Production is one of these businesses. They specialize in corporate events like conferences, conventions, and gala dinners. Kenneth Lee, founder of Storm Maker Events shared his journey from the start of the pandemic to now “Overall, the pandemic hit our industry very hard, because all events came completely to a halt. The company had to release all employees as there was no revenue to support the company’s operational costs. As for me, I had to try out some odd jobs to survive through these tough times.”

We wanted to know what kept him going through this period:

“We always believed excellent customer service is the key to success in this industry. Most of our clientele had been with us for years. One such client had been with us for almost 15 years. It is because of this depth of experience within our team, that this exceptional service could be provided across all aspects of the event – from conceptualization to execution. I held on to the hope that this level of service meant that our customers would reconnect with us as soon as things opened up.”

How is the situation of the business today as things are back to normal?

“Things are getting better since May this year as SOPs are becoming more relaxed and client’s worries are reduced.

As you know, events had only been allowed to start up again recently. The momentum at first, was very slow because clients were so worried to hold big scale events, many had also felt overwhelmed by the strict SOPs.”

What was the biggest challenge you’ve faced at work and how did you cope with it?

“The biggest challenge we had faced of course is during this Pandemic. I didn’t give up on this industry as I still had so much passion for it. During this pandemic, it gave me more time to look back at our previous jobs to find ways how to improve them. The fact that our type of event is held at a large scale did not help with this.

I started doing a lot of surveying and idea collecting which I had hoped would be useful when the industries came back, it proved useful so much so that we managed to put them to practice with our last few events.”

What was the situation/issue you were facing that led you guys to come to Cube Self Storage for a co-working solution? How did Cube benefit your company through this recovery phase?
“Before the pandemic, we had partnered with one event carpentry factory, where we shared office space with them. But unfortunately, our partner had been diagnosed with cancer while Covid was still widely spreading, this led us to the decision to close down the factory.
As we were looking for a self-storage company to store some of our event props, we came across Cube Self Storage which could provide us with what we were looking for.”

Kenneth continues “When our event industry had kick-started again, we also started looking for office space, we had found out that Cube provided this solution while using the storage space. We found the solution comfortable and easy in terms of accessibility.”
How is your experience with Cube’s services so far?

“In our experience, Cube provided us with all the necessities which we needed such as helpful staff, comfortable working environment, parking and other amenities we needed to run our business.”

StormMaker productions started with Cube back in 2021 with a medium-sized personal self-storage unit and more recently have taken up a Cube Suite for 2 pax to cater to their business.

How can people learn more about your business/events?
“Most of our new business, are recommended by our existing clients. Alternatively, you may find us at our Facebook Page < https://www.facebook.com/stormmakereventproduction/>

Kenneth and his team have shown that perseverance and resilience are the foundation for overcoming the challenges and obstacles in their industry. It clearly will not be an easy journey, but one that is truly worth it for the passion they have for the industry.

Some obstacles fortunately can be easily taken care of – and we can help you do that.  Clutter or finding that perfect spot to focus on work can easily be overcome with a self-storage unit or co-working space.

Also, thinking of getting started with a co-working or storage space, but want to know more first? Speak to one of our staff by emailing [email protected] or call 03-7772 9171!
